Leland sits across the Cape Fear River from downtown Wilmington and has experienced some of the fastest population growth in North Carolina over the past two decades. Almost all of this construction is slab-on-grade. And the soil under it is more variable than most homeowners realize.

What We See in Leland Homes

Most Leland homes are between 5 and 25 years old. Foundation issues typically start showing up in the 7-15 year range, after the soil has gone through enough wet/dry cycles — and through at least one significant hurricane — to start moving the slab measurably.

The classic Leland pattern:

  • Years 1-5: Home appears perfect. Builder warranty period covers any minor settling.
  • Years 5-10: Hairline cracks at door corners. Minor sticking on a few doors. Often dismissed as normal settling.
  • Years 10-15: Cracks widen. Doors fail to latch. Trim separates from walls. Stair-step cracking in brick veneer. Often a major event — Florence, Isaias, or a particularly wet winter — is the trigger.
  • Years 15+: Visible slab cracking. Sometimes plumbing leaks under the slab from cracked supply lines following slab movement. By this stage repair costs are usually 2-3x what they would have been in year 8.

This isn’t true of every Leland home — soil conditions vary significantly even within a single subdivision — but it’s common enough that we get calls from Leland weekly.

Why Leland Specifically

The land that became Brunswick Forest, Magnolia Greens, and the other big developments was historically lowland pine forest with poorly drained soils — peat-influenced organic layers in places, sandy fill in others, occasional clay pockets. When developers prepared building pads for the 2000s and 2010s construction boom, the standard approach was to clear, scrape, bring in fill, and compact.

Compaction works on engineered fill. It works less well on the native organic and clay-influenced soils underneath, which continue to settle and shift for decades after the home is built. The result is the long, slow settlement curve we see across Leland: imperceptible for years, then accelerating after a major weather event tips the balance.

Some Leland builders used post-tensioned slabs, deep piling, or proper engineered fill. Those homes generally perform well. Many builders cut corners. You can sometimes tell from the specific subdivision and home age what to expect — we have a pretty good map in our heads of which streets in which Leland neighborhoods tend to develop which issues.
